Martis Camp 2026 Fees and Dues
A comprehensive overview of Martis Camp's 2026 fee schedule — HOA dues, Golf and Social membership initiation and annual dues, the 1% conveyance fee, and key ownership obligations for prospective buyers.
Martis Camp is a private, gated luxury community in Placer County, California. Property ownership and club membership are entirely separate — buying a home or homesite does not automatically grant access to club amenities. Buyers must submit a separate application and receive formal approval from the Martis Camp Club.

HOA Dues
Homeowners Association dues are assessed quarterly at approximately $2,000 per quarter ($8,000 annually) for 2026. These dues fund community infrastructure, common area maintenance, and gatehouse operations. HOA dues are billed and collected separately from any club membership dues.
Golf Membership
Golf membership carries a $300,000 initiation fee, plus a reported $100,000 administrative fee, for a total entry cost of approximately $400,000. Annual Golf dues are approximately $51,000 for 2026, billed on January 1st. Golf membership provides unlimited access to the Tom Fazio championship course, full club access, and priority tee times.
Social Membership
Social membership does not include golf access. On 2026 sales, a $150,000 transfer fee applies. Annual Social dues are approximately $33,000 for 2026, billed January 1st. Social members may access the Camp Lodge, Family Barn, fitness facilities, and other non-golf amenities, with guest privileges up to twice per month.
1% Conveyance Fee
On every real estate transaction within Martis Camp, a 1% private conveyance fee is assessed on the gross purchase price. This fee is paid by the buyer at closing directly to the Martis Fund. It is separate from Placer County transfer taxes and standard escrow costs. On a $5,000,000 purchase, the conveyance fee is $50,000.
Short-Term Rental Restrictions
Martis Camp CC&Rs strictly prohibit short-term rentals. The community is owner-occupied and private. Buyers should not underwrite any STR income when evaluating a purchase.
